Replace it when these six signs appear

These symptoms help separate a serviceable issue from a tank that is nearing the end of its useful life.

The water heater is 10 to 12 years old

    Hot water is rust colored

    The tank rumbles or pops

Water is collecting at the base

The pilot or heating element has failed more than once

Your family has outgrown the tank

    What replacement includes

The written scope accounts for the work around the heater, not just the equipment itself.

One installed scope is confirmed before work begins.

Permit coordination, inspection, and haul-away are included in the plan.

A permit is required to replace a water heater in Washington. A gas unit needs a plumbing permit plus a gas piping or mechanical permit.

Inside city limits, the city building department issues the permit. Unincorporated addresses go through King County Permitting or Pierce County Planning and Public Works.

We pull the permit, schedule the inspection, and pass the permit fee through at cost.

Tank-style water heaters need two seismic straps, one in the upper third and one in the lower third of the tank.

A thermal expansion tank is required on a closed system. A pressure-reducing valve or backflow preventer creates a closed system. This covers most homes built after the mid 1990s in South King County and East Pierce County.

The temperature and pressure relief valve needs a discharge line to an approved location.

A drip pan with a drain line is required when the heater sits where a leak would damage the home, including an attic, closet, or upper floor.

Gas units need correct venting and combustion air. In a garage, the ignition source sits at least 18 inches above the floor.
